Reconstruction is the restructuring and modification of a building or a complex of buildings in order to fully or partially change its functional purpose. During reconstruction, it is possible to change the layout and area of the building, increase or decrease the number of floors, carry out installation, dismantling, extension, or superstructure of target premises, replace engineering equipment, improve the territory, as well as enhance the architectural expressiveness and attractiveness of the object.

Renovation is a major repair of a building aimed at its restoration and increased energy efficiency, without changing its dimensions and functional components. During renovation, it is possible to replace or reinforce load-bearing elements and structures of the building, modernize communications, update the roof, fully renovate and insulate the façade, improve the territory, as well as carry out other cosmetic work.

Reconstruction or renovation, when organized properly, can effectively restore and modernize a building, as well as adapt it to new stylistic trends and functional purposes, giving it a new lease of life. Reconstruction and renovation can be applied to any public or cultural institution, residential or industrial complex, as well as entire city districts.

Redevelopment is the process of new construction based on old infrastructure. It involves the development of land, buildings, and structures with the aim of revitalizing the social and economic structure of urban spaces.

Redevelopment benefits both businesses and cities. This tool not only supports architectural heritage, helping to move forward in utilizing existing infrastructure, but it also saves the city budget. The new functions of old buildings can revive an area, conserve resources, and become economically beneficial investments.

P.S. Renovation is not reconstruction, but an alternative to it.

Determining when the time for the “re” prefix has come is a matter of choice and desire. Today, in our view, this cycle ranges from 20-50 years, and in rare and ill-considered cases, immediately after the facility is put into operation.
